Standard Home Inspections are very thorough and normally take at least 2-3 hours on average. They are designed for the average home buyer. If you want to know all the in's and out's of a potential new home so you can feel confident about your investment, then a standard inspection is for you. Once you have had a full home inspection, you may find yourself negotiating repairs. If you would like us to return to the property after repairs have been completed, we do Re-Inspections of Repairs, to check that repairs are completed, and that they're completed satisfactory.
Basic Pre-Listing Inspections
Recommended for: Home Sellers
Our Pre-Listing Inspection is geared toward home sellers only. It includes only the basic, major defects, and some safety hazards. It does not include cosmetic damages, minor defects, suggested upgrades, or common information about the home (such as make, model, and capacity of the water heater) all of which is included in our Standard Inspections. This type of inspection is specifically designed for people who are getting ready to sell their home, and want to be aware of any major issues that may come up when a potential buyer has it inspected. A Pre-Listing Inspection can help prevent any surprises from scaring away potential buyers, at a lower cost than a standard home inspection. Whether you choose to fix any major issues, or to simply make potential home buyers aware is up to you. We are simply here to provide you with the information, CONFIDENTIALLY.
These Inspections are for anybody who wants only certain items checked out, such as a foundation, roof, etc. Please call for additional information and pricing.

We will provide you with a professional report within 24 hours of the completed inspection. We recommend that you be present to get the most out of the experience, however it is not required. While this in not a full, Standard Inspection (unless requested), we will check the major areas of your home such as:
These Inspections are made for people who ONLY want to know if there are any MAJOR PROBLEMS with their new or potential investment. If you aren’t interested in hearing about cosmetic details, minor defects, or common information (such as type of siding, brick/block/slab foundation, etc.) then a Basic Inspection is the way to go. This type of inspection is NOT recommended for first time home buyers, but for those who are familiar with the real estate business. Basically, it’s a less time-consuming, low cost, to-the-point inspection.
Basic Inspections include, but are not limited to:

Basically a walk and talk assessment of the property, checking for major issues. There is no written report or contract so we encourage you to take notes. Walk/Consultation Inspections can be customized to fit your needs. Please call to discuss details and options.
This inspection is also good for HOUSE HUNTERS/BUYERS who may want a more in depth evaluation of a potential home they are interested in (they can then get a STANDARD home inspection at a later date, if needed). We can even show up at an open house, if needed on a Sunday or whenever, just contact us and we will help in any way we can.
This inspection is another option for SELLERS who may just want a “quick evaluation” for a “heads up” on issues that a potential buyers inspection may uncover.
